TERMS OF LEASE I fully understand that my lease is month to month with rent due on or before the first of the month and will be terminated/not renewed should the terms not be met. NOTICE TO QUIT I fully understand that rent not paid on or before the first of the month will receive a NOTICE TO QUIT which will give you 5 days to pay or vacate the property. $25 Default Notice Charge will be added and it is important to know that vacating the property does not relieve your past due balance. LATE FEE I fully understand that a late fee of $100 will be added to your account after the 3rd day of the month if rent still has not been paid. PAYMENTS I fully understand that the property will not be paid by us if you have not paid your rent. The property will also be sending you a NOTICE TO QUIT at which point they will also be evicting you and any fees resulting from the eviction will be your responsibility. TERMINATION/NON-RENEWAL I fully understand that 5 days days after non-payment of rent, I will receive a 30 Day Termination/Non-renewal Notice. NEXT STEPS I fully understand that once the 30 Day Termination/Non-renewal Notice has been issued, I can either bring my account current or vacate the property. It is important to know that vacating the property does not relieve your past due balance. AFTER TERMINATION/NON-RENEWAL I fully understand that after Termination/Non-Renewal of the lease, if I would like to remain in the property, I will be able to stop the process only if my account is current and a $300 renewal fee has been paid. LEGAL ACTION I fully understand that IAG will not tolerate late rent. We work closely with our attorneys to evict non-paying tenants as quickly as possible and to take all necessary action through legal means to receive payment in full in addition to court costs and legal fees.
